The lake has half a dozen ski resorts and one real cluster of hotel rooms. For a weekend of four or more, rentals aren't a preference — they're what's available.
Lake Tahoe isn't a city; it's a 72-mile shoreline split across two states, with distinct shoulders. South Shore (South Lake Tahoe, Heavenly, Stateline casinos) is where the modest hotel inventory concentrates. North Shore, West Shore, and East Shore are almost entirely rental markets — cabins, A-frames, lakefront homes with private docks.
The right neighborhood depends on the trip. Palisades / Northstar for skiing and family-heavy weekends. Homewood or Tahoma on the West Shore for the quietest lakefront. Incline Village (Nevada side) for the polished, tree-in-a-mansion aesthetic. Stateline if the trip is a casino weekend.

Are Lake Tahoe short-term rentals restricted?
South Lake Tahoe (California side) caps and permits STRs — legitimate Vrbo listings will display a permit number. Placer County (West/North Shore) and Douglas County (South Stateline, NV) have their own rules. Filter for permitted listings and it's a non-issue.
When are the rental sweet spots?
January–March for skiing (avoid MLK weekend for volume). Late June through mid-August for the lake, with the caveat that July 4 week books 6+ months out. Late September and early October are the quiet, cheaper shoulder — lake still warm-ish, ski towns half-empty.
