30A is the local shorthand for Highway 30A, a 24-mile scenic beach road along the Florida Panhandle that runs through a chain of master-planned communities: Seaside (the original New Urbanist town, filmed as the setting for The Truman Show), Rosemary Beach (the sophisticated East-Coast-feeling one), Alys Beach (the all-white minimalist one), Watercolor and WaterSound (Watersound is newer luxury). Each town has its own distinct aesthetic and its own price band. Destin, at the western end, is the more established resort city — bigger, less curated.
The Emerald Coast's water is legitimately different from Gulf water further south — clearer, greener, whiter sand. This is the rental market where the master-planned aesthetic matters as much as the beach.
