Pacific Century Premium Developments and Hyatt Hotels Corporation announced Monday a collection of 13 private residences in Niseko that will become the first Park Hyatt-branded villas in Japan. The properties, named ONE HANAZONO VILLAS, sit within the Hanazono ski area and will be managed by the Park Hyatt Niseko Hanazono team.

Each freestanding villa will span roughly 700 to 1,000 square meters—approximately 7,500 to 10,400 square feet—and include four to six ensuite bedrooms alongside expansive living and dining areas built for year-round use. Most residences will offer views of Mount Yotei. Two furnished show villas are slated for completion this winter, according to the companies.

Kengo Kuma will handle the architecture, while André Fu will design interiors. Owners will gain access to a private clubhouse featuring ski-in, ski-out access to the slopes and a dedicated après-ski lounge. The Park Hyatt Niseko Hanazono staff will provide property management and service.

"PCPD is committed to creating high-quality, visionary developments that combine luxury with sustainable excellence," said Benjamin Lam, PCPD's deputy chairman and group managing director. He pointed to the reception of Park Hyatt Niseko Hanazono and its residences, which opened in 2020, as the foundation for deepening the partnership with Hyatt.

The project represents an expansion of PCPD's footprint in the Niseko area, a destination that has drawn international attention for its powder snow and growing luxury accommodation options. The developer and hotel operator framed the villas as designed for multigenerational ownership.

PCPD trades on the Hong Kong stock exchange under ticker 00432, while Hyatt is listed on the New York Stock Exchange under the symbol H. The companies did not disclose pricing or a timeline for final delivery of all 13 residences.
