Turkish owner-operator Kaya Hotels & Resorts has completed the purchase of the five-star ME Barcelona from Spanish developer Actual Capital in a transaction valued at approximately €100 million, according to a report. The deal values the 164-room property at roughly €610,000 per room.

Positioned just off Barcelona's prestigious Passeig de Gràcia and a three-minute walk from Plaça de Catalunya, the hotel began operations in 2021 and features dining facilities, two bars, and eight meeting spaces. Kaya reportedly plans to rebrand the property as the Kaya Palazzo Barcelona beginning in 2028.

Meanwhile, Singapore-based First Sponsor Group Limited, alongside investment partners, has secured the 122-room Andaz Amsterdam Prinsengracht from Invesco Real Estate's European Hotel Fund for €93.5 million—equivalent to €766,000 per room. The property sits within Amsterdam's historic canal district near the Nine Streets area and Dam Square, incorporating 1,374 square metres of office space under lease. Hyatt Hotels will continue managing the hotel under a lease arrangement extending to 2042, with First Sponsor holding a 33% equity stake in the acquisition.

In France, LFPI Hôtels Gestion—the hotel management division of asset manager LFPI—has reportedly acquired three three-star properties totaling 125 rooms in Strasbourg from operator HK Group. The portfolio encompasses the 47-room Hotel Victoria, 45-room Hôtel Strasbourg Le Kléber, and 33-room Hôtel Roses, all located in the city centre.

Israeli hospitality operator Fattal Hotel Group has purchased the long leasehold rights to The Dilly in London for £66.5 million, valuing the 283-room luxury property at £235,000 per room. Fattal acquired operational control of the Piccadilly hotel in 2022 for £90 million. The property is currently undergoing staged refurbishment scheduled for completion in 2028.

Additionally, Leonardo Hotels—Fattal's European arm—has acquired the 170-room Hilton Evian-les-Bains on Lake Geneva's southern shore, with plans for extensive renovation before rebranding.
