Highline Hospitality Partners Buys San Antonio Dual-Branded Hotel Complex

The investment firm has acquired a converted office building housing both AC Hotel and Element properties along the Riverwalk, marking its 20th and 21st hotel purchases.

Highline Hospitality Partners has completed the purchase of a dual-branded hotel property in San Antonio, adding both an AC Hotel and Element location to its expanding portfolio. The acquisition represents the firm's fourth and fifth hotel purchases in 2025, following deals in Pittsburgh, Dallas-Fort Worth, and Greenville earlier this year.

The property occupies a former office tower built in 1983 that underwent conversion into hospitality use between 2019 and 2022. The AC Hotel San Antonio Riverwalk spans floors 13 through 20 with 181 guest rooms featuring contemporary styling, while the Element San Antonio Riverwalk occupies floors 7 through 12 with 162 extended-stay suites equipped with full kitchenettes and sleeper sofas. Both brands operate under Marriott's umbrella.

The complex includes two restaurant and bar concepts, headlined by 1Watson, a rooftop venue on the 15th floor that currently holds the top restaurant ranking on TripAdvisor for San Antonio as of August 2026. Additional amenities include 4,000 square feet of meeting space, fitness and business centers, plus 60,000 square feet of office space on lower floors and 3,000 square feet of ground-level retail.

With this transaction, Highline Hospitality Partners now controls 21 hotels totaling more than 5,500 rooms and approximately $1.7 billion in hospitality assets. The firm also provides asset management services for four additional properties on behalf of institutional investors, bringing its total oversight to 25 hotels. Avion Hospitality has been tapped to manage the San Antonio properties, continuing a partnership between the two companies.

"We are pleased to add the AC and Element San Antonio Riverwalk to our portfolio and to expand our relationship with Avion," said Chuck Pomerantz, managing partner of Highline Hospitality Partners. The hotels are positioned in the developing Riverwalk West district near the city's popular Riverwalk pedestrian area.
